Contract role

Curative landman

Someone who can take a requirement from an attorney's opinion and see it through to a recorded document.

Summary

Curative is the work that comes after the title opinion. Each requirement needs a plan, paperwork, signatures and a recording. It takes patience and a good paper trail.

Duties

  • Review each title requirement and decide the path to closing it.
  • Prepare, obtain or file curative documents such as affidavits of heirship, powers of attorney and corrective instruments.
  • Gather probate records and work with the client's attorney on what is needed.
  • Record documents in the right county and confirm the recording.
  • Keep a tracker showing each requirement, its status and what is left.
  • Tell the project lead early when a standard fix will not work.

Requirements

These are the things postings for this work usually ask for.

  • Prior experience closing title curative items. Postings ask for it by basin or state.
  • A working knowledge of common title defects and how they are fixed in practice.
  • Good judgment and the ability to work without close direction.
  • Spreadsheet skills. Postings mention Excel or Google Sheets.
  • A degree, a JD or AAPL membership is often listed as preferred.

Day-rate range

$400 to $600 per day

Typical market range. Final rate is set by experience and project.

Few curative postings state a rate. One published guide puts curative at $450 to $750. AAPL survey data shows most field landmen billing less than $450. This range sits between the two.

Where these ranges come from: public contract job postings on job boards and company career pages, pay reporting published by the American Association of Professional Landmen (AAPL), an industry cost report and pay discussions among working landmen, read in October 2026. Rates differ by region, such as the Permian Basin, the Williston Basin, the DJ Basin and Appalachia, and by experience. They are market ranges, not an offer.

How we pay

1099 independent contractor, invoiced each week or every two weeks. Rate and terms are confirmed in writing before work starts.
