Contract role

Senior landman and land project manager

For an experienced landman who can run a project and keep the work accurate and on time.

Summary

Senior landmen scope the job, decide who does what, review the work before it goes out and keep the client informed. They are also the person others ask when the record does not make sense.

Duties

  • Scope a project: counties, search depth, deliverables and dates.
  • Plan the work and assign it to examiners, curative landmen and imaging techs.
  • Review runsheets, curative files and ownership reports before they go out.
  • Work through complicated title issues, such as gaps in a chain and multi party ownership.
  • Keep the client updated with clear, plain status reports.
  • Know the recording practices of the counties and states in the project.

Requirements

These are the things postings for this work usually ask for.

  • Five or more years of land work, with project or team lead experience.
  • Strong experience with leasehold title, curative and chain of title analysis.
  • Experience reviewing other people's work for accuracy.
  • Postings often prefer an RPL or CPL certification through AAPL, and experience in more than one basin.
  • Willingness to travel to a project when it helps.

Day-rate range

$500 to $700 per day

Typical market range. Final rate is set by experience and project.

A contract project manager posting did not state a number. Reported broker billing for senior landmen and crew chiefs runs $550 to $600, and an industry cost report put a fully loaded contract landman at $500 to $650. A small share of landmen with 30 or more years bill $700 or more.

Where these ranges come from: public contract job postings on job boards and company career pages, pay reporting published by the American Association of Professional Landmen (AAPL), an industry cost report and pay discussions among working landmen, read in October 2026. Rates differ by region, such as the Permian Basin, the Williston Basin, the DJ Basin and Appalachia, and by experience. They are market ranges, not an offer.

How we pay

1099 independent contractor, invoiced each week or every two weeks. Rate and terms are confirmed in writing before work starts.
